Pro Con Inc. to complete $9.4m renovation of 146 Court St.

BROCKTON, MA The owners and developers of SoCo 146 recently invited local community leaders to participate in a renovation ceremony at the historic mill building located at 146 Court St. The building is undergoing an extensive $9.4 million renovation which will transform the former shoe factory mill building into 72 loft-style residential condominiums called, SoCo 146. The joint venture Brockton Court LLC, comprised of Cathartes Private Investments of Boston, Massachusetts and Juliano Enterprises, Inc. of Brockton, Mass., is the project owner and developer. The project architect is BKA Architects, Inc. of Brockton, and Pro Con Inc. of Manchester, New Hampshire is the construction manager for SoCo 146.
SoCo 146 is designed to offer people urban-style living at a very attractive price and the opportunity to live in an up and coming transit-village. The condominium residence is conveniently located across the street from the new BAT transportation and parking center, the Brockton police station and the commuter rail. The site has ample on-site parking and green space is planned for the complex. The lofts are located just 35 minutes by rail from Boston’s South Station.
The extensive interior and exterior renovation project consists of renovating the 8-story, 90,000 s/f mill building into 72 loft-style residential condominiums. The one and two bedroom condominiums will offer a variety of floor plans, ranging from 600 to 1,200 s/f. Each condominium unit will offer a fully furnished kitchen, living room/dining room area, master bath, walk-in closets and laundry area. Plans call for the building’s unique heavy timber framing and support columns to be restored, and for the individual condominiums to have exposed brick walls. BKA Architects have designed a new entrance and lobby area and the building will have two banks of elevators. Pro Con Inc. began renovating the building in December, 2005 and has scheduled a December, 2006 completion date for the project.
SoCo 146 is the second major mill renovation project Juliano Enterprises and Cathartes Private Investments have undertaken in downtown Brockton. The joint venture also renovated and developed, the Lofts at SoCo, 64 loft-style residential units which are located at 147 Center St. in downtown Brockton.
